Two pages long. On the first of two pages, this document records a warranty deed being made between Letitia Carson and her son Andrew Carson. When using a warranty deed, the grantor guarantees that the property has no outstanding title problems and that they, the current owner, have the legal right to sell to the buyer, this is visible on the first page of this warranty deed. The warranty deed seems to designate the transfer of Letitia's home to Andrew Carson after her death. It is signed by F.W. Benson Deputy, County Clerk as well as H.R. Bentzen, J.I. McLain, and Daniel Rader on July 21st, 1884, and continued on the second page.

On the second of two pages, this document records a warranty deed being made between Letitia Carson and her son Andrew Carson. This second page confirms Letitia's decision as confirmed by George Dement Justice of the Peace, who signs that "the above named Letitia Carson to me known to be the identical person who executed the above conveyance and who acknowledged before me that she executed the same freely and for the uses and purposes thereon mentioned." It is signed by F.W. Benson Deputy, County Clerk as well as H.R. Bentzen, J.I. McLain, Daniel Rader, and GW Kimball County Clerk on July 21st, 1884.
